Job Title: Construction Manager


Job Description

Daily 1. Walk each home site under construction to ensure and support subcontractor performance and to assess adherence to all local/state codes, community specifications and customer options and selections. 2. Create and manage schedules for all homes under construction. 3. Prepare written lists and provide direction to all construction support personnel. 4. Attend all or most inspections to maintain healthy relationships with inspectors. 5. Monitor and maintain all established community appearance and safety standards. 6. Respond promptly and thoroughly too all customer questions, requests and concerns. 7. Maintain professional, courteous relationships with all customers. 8. Manage construction budgets, control all variances and provide accurate coding. 9. Identify any construction or material problems, and ensure the appropriate party is back charged (where applicable). 10. Review all plans for accuracy, identify any problems and communicate them to the appropriate party. 11. Properly secure all homes under construction as well as job site trailers at the end of each day. 12. Monitor, maintain and document all established erosion control procedures (SWPPP). Weekly 1. Review, approve and sign all Purchase Orders for payment. 2. Attend production meetings at the specified times. 3. Schedule and attend Builder/Sales Customer Contact meetings. 4. Perform thorough community clean-ups prior to each weekend. 5. Maintain positive, mutually supportive relationships with the sales team. 6. Conduct Pre-Construction Meetings with Sales Associate and customers. Monthly 1. Maintain all closing dates as scheduled. 2. Notify the Division Manager and the Closing Manager of any conflicting dates regarding New Home Presentations and closings. 3. Review final job costs on the previous month’s closings with the Division Manager.
