Are there major shopping, dining, and entertainment close to the community?
Yes. Centerra shopping center and Blue FCU Arena (featuring concerts & sporting events) are within a 10 minute drive from the community. Additionally, Hoedown Hill and two on-site restaurants (Ted's Backyard and The Grainhouse) are located within the community.

TAXES & HOA

What are the HOA dues?
HOA dues are $300 annually, and this covers trash and recycling.

What does our Rec Pass include?
The pass includes all RainDance and Water Valley common areas including 4 Water Valley lakes, beaches, fishing, sports courts, pavilions/gazebos, orchards, and farm fields.

BUILDING YOUR HOME

What lot sizes do you offer?
We offer 60' and 70' lots in RainDance.

What garage sizes are available?
We can build up to 5-car garages with our homes.

Do you offer design packages or work with a design center?
We are proud to work with AFI Design Studio to provide personalizations to your home.

Does RainDance use non-potable water for their landscaping?
Yes!

SCHOOLS

What schools serve the community? 
We are located in the Weld RE4 School District, with an on-site elementary (Orchard Hill Elementary School).
