The Foundation of Home Performance: Moisture Maintenance Tips by American Legend Homes

When it comes to building the home of your dreams, American Legend Homes understands that the key to lasting performance goes beyond the initial construction. One often-overlooked aspect of a home's longevity is the maintenance of its ground-supported concrete foundation. Proper design and construction are essential, but equally crucial is the ongoing moisture maintenance performed by the homeowner. In this blog post, we'll provide you with essential tips to ensure your home stands strong for years to come.

Here's a checklist to guide you in maintaining your foundation effectively:

Maintain Positive Drainage:

Ensure water flows away from the foundation, and consider installing area drains if necessary. Never allow water to pond near or against the foundation.

Replace Loose Fill

If you notice loose fill adjacent to the foundation, replace and compact it with native soil.

Check Gutters and Downspouts

Keep gutters and downspouts clear, and direct water to discharge at least 5 feet away from the foundation.

Avoid Seasonal Drying

Prevent seasonal drying around the foundation perimeter by maintaining consistent moisture levels.

Manage Vegetation

Be mindful of existing vegetation near the foundation, as it can draw excess water from adjacent soils, potentially causing soil movement.

It is strongly recommended that all homeowners conduct a yearly survey of their foundation and perform necessary maintenance to enhance drainage and prevent water ponding. This is especially crucial during the first ten years after construction, as this is when the most significant adjustments between the new foundation and supporting soil can occur. Following the procedures outlined in this post should help minimize detrimental foundation movement caused by expansive soils.

At American Legend Homes, we believe that building a home is more than just construction; it's a long-term commitment to quality and performance. Properly maintaining your ground-supported concrete foundation is an essential part of ensuring your home stands strong for generations. By following these moisture maintenance tips and staying vigilant, you can protect your investment and enjoy your home for years to come.
